Marc is originally from southeastern Massachusetts. He earned a Bachelor of Science in Mechanical Engineering and an MBA from the University of Rhode Island. Marc was commissioned as an officer in the US Army through the ROTC program at URI in May 1998. He served as an Army AH-64 Apache Longbow attack helicopter pilot and company commander, including combat operations in Afghanistan in 2002 with the 82nd Airborne Division. After a 10-year career in the Army, Marc began an 8-year career in medical device sales, selling and training surgeons in the use of robotically assisted surgery.
Marc purchased his first investment property in 1999 and steadily expanded his portfolio to include 100 apartments. In 2015, Marc and his wife, Sarah, transitioned to real estate full-time by starting a real estate brokerage and investing in buy-and-hold multifamily properties, BRRRRs, fix-and-flips, syndications, and self-directed IRAs.
After years of frustration with property managers who lacked attention to detail on maintenance and financial matters, Marc decided to build his own team, one that would manage every property as if it were their own. That decision led to the formation of Premier Properties RI. What started as an internal operation for Marc's own portfolio expanded when close friends experienced the same challenges and saw the results he was getting. Today, Premier Properties serves a select group of clients who share the same philosophy: play the long game, do the right thing for your tenants and properties, and the returns will follow.

Marc lives in northern Rhode Island with his wife, Sarah, and their three children. He enjoys skiing with his family, golf, fitness, flying, and coaching his children's softball and baseball teams.

We do not manage condo associations, commercial buildings, retail spaces, or industrial properties. This focus allows us to deliver a level of expertise and attention that generalist firms simply can't match.
We manage properties across northern Rhode Island: Providence, Pawtucket, Woonsocket, Warwick, West Warwick, North Providence, Central Falls, East Providence, Cranston, and Johnston, and any other town in Providence or Kent County. As a result, our team is always nearby and familiar with the local market, contractors, and regulations.

We're a boutique property management company by design. We intentionally keep our client roster selective so we never outgrow our ability to deliver responsive, high-quality service. Our team operates with corporate-level systems and tools, but with a personal touch you won't find at larger firms. Every property is managed as if it were our own, because many of them are. Our founder, Marc Santos, is an active multifamily investor himself, so we understand your goals from an owner's perspective, not just a manager’s.
No, and we're upfront about that. We're not trying to be the lowest-cost option. What we focus on is delivering the highest Net Operating Income for your property, which is what savvy investors care most about. We fix things the right way the first time, hold our contractors to the highest standards, and take a proactive approach that reduces costly emergencies and turnover. Our clients consistently find that the value we deliver far exceeds the difference in management fees. We DO NOT upcharge third-party vendor bills (many property managers profit from these hidden costs). Our leasing fees are among the most inexpensive you’ll find because we back up our philosophy with action. We want to be more profitable as your manager, when you are more profitable as the owner…that means charging less while apartments are vacant with low lease fees. We don’t charge lease renewal fees for existing tenants. These are just a few examples of our “upfront” transparent pricing arrangement.
We take a proactive approach to maintenance; we don't wait for things to break. Our maintenance technicians are former owners of investment properties, so they understand both the owner's perspective and how to interact with tenants professionally. We work with a trusted network of vetted contractors and trade partners, and if a vendor doesn't meet our standards for responsiveness, quality, or pricing, we move on and build new relationships. All non-emergency work above agreed thresholds requires owner approval before we proceed. We employ the trusted vendors and contractors I use on my own properties for yours. Proactive maintenance means bi-weekly or monthly inspections of the common areas on all properties we manage. This is just one way we catch and fix little problems before they become big, expensive problems.
